THE LOCATION

Modesto sits in California's Central Valley, halfway between San Francisco and Yosemite. You get Bay Area access without Bay Area cost of living. Housing runs well below coastal markets, and median home prices are within reach for a physician household.

Year round sunshine. World class wine country thirty minutes away in Lodi and Calaveras County. Ski access at Lake Tahoe within four hours. Yosemite's gateway towns less than two hours east. The Stanislaus River runs through downtown and the Sierra foothills are a Saturday morning drive.

For families, the region offers strong public schools, several well regarded private options, and Cal State Stanislaus a short drive south. Downtown's Tenth Street District has been quietly revitalized with an independent restaurant scene, a working art house theater, and a small city feel where you actually know your neighbors.
